“Property management” refers to the day-to-day oversight, maintenance, guest coordination, and concierge services for privately owned coastal residences. It does not include structural renovations, legal ownership transfers, or long-term tenant leasing unless expressly stated in a separate agreement.
Advisory services cover feasibility studies, environmental impact assessments, design briefs, and regulatory navigation for coastal development projects. LingLongBay does not act as a general contractor or developer; all construction and permitting remain the responsibility of the client and their appointed professionals.
Marine tourism experiences are curated in partnership with licensed operators and conservation bodies. “Sustainable” implies adherence to carrying capacity limits, no-waste protocols, and respect for marine protected area regulations. LingLongBay is not liable for weather-related cancellations, wildlife behavior, or third-party operator changes.
Clients are responsible for providing accurate property information, timely approvals, and access for inspections. Any delay in client-provided inputs may shift project timelines. LingLongBay reserves the right to adjust service scope or fees if undisclosed conditions are discovered after engagement.
